Anthropic / TeraWulf: Justified Data Campus compute deal, July 2026

TeraWulf's subsidiary entered a 20-year lease with Anthropic for approximately 401 MW of critical IT load at the Justified Data Campus. Initial leased premises are expected in phases during the second half of 2027; full delivery is expected in early 2028. The lease has two five-year renewal options. TeraWulf states approximately $19 billion of contracted lease revenue over the initial term. That service revenue is not a compute-purchase value or infrastructure investment and is excluded from contract-value analytics. The August 5 filing says the lease had not commenced as of the filing date. This is a customer IT-load allocation, not the campus's gross power availability or proof of energized capacity.

First-capacity target: Initial phases expected in the second half of 2027; full 401 MW expected in early 2028
